Prices are per room not per person

We are sorry but we are unable to accommodate children under 12 or pets.
Due to the nature of the hotel we also don't accommodate Stag/Hen Parties.

Full Breakfasts are an additional £14.99 and Continental Breakfasts are £10.99.
Breakfast prices are per person per night and are served in the dining room on the ground floor

Credit or debit card details are required to book rooms.
A minimum of a £50 deposit may be taken from the card details provided for the security of the hotel, if there have been no issues, this is refunded onto the card upon checkout.
Where the card details are declined or withheld, staff will reserve the right to cancel the booking.
Method of payment: cash or debit card

Due to us being a small hotel, staff are not available 24 hours, we try our best to accommodate guests wanting to check in after 8pm but please give us enough notice so staff can be arranged for your arrival
If no notice is given there will be a late check in fee applied between 9pm - 12am
We do not take guests in after midnight unless arranged around the time of booking (this will have to be agreed to by the owners).
Anyone checking in after midnight with no prior arrangement will be unable to check in and will not be refunded for their stay.
It is vital that you inform the hotel of a late check in to avoid any fees or disappointment

Check out time is 10am but can be extended for an extra charge depending on availability - ask hotel for further details

In the event of a cancellation

Cancellations with at least 48 hours notice will be FREE of charge (unless you have booked a non flexible rate)
Cancellations with less than 48 hours notice will be charged the amount of the first night of their booking
A no show, where the hotel have not been informed of the cancellation - the cost of the entire reservation will be charged

Please note - in busy periods payment may be taken in full 4-6 weeks in advance and a weeks notice is required for a refund on the booking. ie Airshow, Great North Run and other special events. You will be informed of this at the time of booking

All event bookings (especially concerts) booked more than 3 months in advance are subject to a price review, you will be notified within 7 days of booking and given an opportunity to pay the difference or find alternative accommodation. The management reserve the right to amend prices in accordance with local business guidelines.
